What Is My Home Worth in Delaware or Pennsylvania?
If you're thinking about selling your home, one of the first questions you're probably asking is simple:
What is my home actually worth?
It's easy to type your address into Zillow, Realtor.com or another online valuation site and get an instant number. Those estimates can be useful as a starting point, but they don't tell the whole story.
At Team Freebery, we've spent more than 21 years helping buyers and sellers throughout Delaware and in Chester and Delaware Counties, Pennsylvania. With nearly 1,000 successful real estate transactions, we've learned that determining a home's market value requires much more than an algorithm.
Online Home Values Are a Starting Point — Not a Pricing Strategy
Automated valuation models use public records, previous sales and other available data to estimate your home's value.
What they can't always accurately evaluate is what makes your home different.
Have you remodeled the kitchen? Updated the bathrooms? Replaced the HVAC system? Finished the basement? Does your home have a premium lot, additional living space or a better location within the neighborhood?
Just as importantly, an online estimate may not fully understand what's happening right now in your particular neighborhood.
Two similar homes a mile apart can sometimes have very different market values.
That's why Team Freebery recommends using an online home-value estimate as a starting point—not as the number you use to price your home for sale.
Delaware Isn't One Real Estate Market
One of the biggest mistakes sellers can make is looking at statewide statistics and assuming they accurately describe their neighborhood.
They don't.
New Castle County
Wilmington, North Wilmington and Brandywine Hundred can behave differently from Pike Creek, Hockessin, Greenville, Newark, Bear or Middletown.
Buyer demand, school districts, property condition, neighborhood inventory and price range can all influence how much buyers are willing to pay.
Team Freebery works throughout New Castle County, and we evaluate your home against the properties buyers are actually comparing it with—not simply a county-wide average.
Kent County
Dover, Smyrna, Milford and surrounding communities have their own pricing dynamics.
The right comparable properties become especially important because values can change considerably depending on location, community, age, condition and property type.
Sussex County
Sussex County presents another completely different market.
Coastal communities such as Rehoboth Beach, Lewes, Dewey Beach, Bethany Beach and Fenwick Island can behave very differently from inland communities such as Millsboro and other areas throughout the county.
Second homes, primary residences, retirement properties, condos and resort-area homes can each attract very different buyers.
That's another reason a statewide automated estimate can't tell the entire story.
What About Chester and Delaware Counties, Pennsylvania?
The same principle applies across the state line.
Team Freebery also represents buyers and sellers in Chester and Delaware Counties, Pennsylvania.
West Chester, Kennett Square, Avondale, Nottingham and other Chester County communities don't all behave the same way. Neither do the individual communities and school districts throughout Delaware County.
Real estate is local—and sometimes extremely local.
What Does Team Freebery Look at When Determining Your Home's Value?
When Team Freebery prepares a Comparative Market Analysis (CMA), we're looking beyond an automated number.
We consider:
- Recent comparable sales
- Current competing homes for sale
- Pending sales and current buyer activity
- Location within the neighborhood
- Property condition
- Renovations and improvements
- Lot size and characteristics
- Square footage and usable living space
- Bedrooms and bathrooms
- Garage, basement and additional features
- Current inventory
- Days on market
- Price reductions
- Buyer demand in your particular price range
Then we apply more than two decades of real-world real estate experience to that information.
The objective isn't to come up with the highest number.
It's to determine the price the current market can reasonably support while positioning your property to achieve the strongest possible result.
Why Pricing Your Home Correctly Matters
Pricing too low can potentially leave money on the table.
But pricing too high can be just as costly.
A home that enters the market overpriced may sit while buyers choose competing properties. Eventually, price reductions may be necessary—and buyers can begin wondering why the property hasn't sold.
The first days and weeks on the market can be extremely important.
Team Freebery's goal is to position your home correctly from the beginning, using current market conditions, comparable properties and our knowledge of how buyers are responding in your area.
Your Home Is More Than an Algorithm
Technology is an important part of modern real estate, and we use it every day.
But an algorithm hasn't walked through your house.
It hasn't seen your kitchen.
It doesn't know how your lot compares with the house that sold around the corner.
It may not recognize why buyers prefer one section of your neighborhood over another.
And it doesn't know what today's buyers are saying when they walk through competing homes.
That's where experience and local market knowledge matter.
